For Retail & Commercial Brokers

Better-prepared clients.
Faster deals.

Share Retail Tenants Together with your prospects and they arrive knowing what they need — and what a lease really costs. Then use the same tools to find sites, brief clients on key lease issues, and stay useful long after the deal closes.

Free for you and free for your clients. No card required.

Too much of your time goes to teaching, not transacting.

First-time and independent retailers come to you with big plans and little lease experience. Before you can talk strategy, you're explaining NNN versus gross, what CAM covers, why a personal guarantee matters, and what a fair TI allowance looks like. Often on the same call, and more than once.

Those conversations matter, but they're hard to scale, and a client who doesn't understand the deal is slower to commit and quicker to second-guess.

Retail Tenants Together does the teaching for you. You spend your time on the parts only you can do: the market, the deal, and the relationship.

How sharing RTT saves you time

Send it early in the relationship. Your clients get a free advisor and a peer community, and you get a client who's ready to move.

1

Share

Send new prospects a link with your first reply. We've written the message for you below.

2

They learn

ARI explains lease terms in plain English. The Daily Tip, community forum and Center Reviews fill in the rest.

3

They get specific

Setting up a Site Finder search makes them decide on size, budget, area and must-haves before your first tour.

4

You close

They show up with realistic expectations and good questions, so meetings move to LOI instead of starting over.

5

They come back

After move-in, ARI keeps checking their statements and tracks their renewal date. When the option window opens, they call the broker who got them started.

What RTT does for your clients, and for you

Each tool on Retail Tenants Together does two jobs: it educates your client and it makes your own work faster.

Ask ARI

Open →
Your client

Plain-English answers any time on CAM, NNN, TI, guarantees, build-out costs, and running a store.

You

Fewer after-hours basics calls. Ask ARI yourself to draft client emails, explain a clause, or pressure-test a pitch.

Lease Inspector

Learn more →
You

Upload a draft lease and get a list of the key issues to walk your client through, plus draft counter-proposal language for the landlord.

Your client

After signing, ARI checks their CAM, rent and tax statements against the lease and tracks every critical date, including the renewal.

Site Finder

Learn more →
You

Describe a client's requirement in plain English. ARI searches lease and sublease listings every night and emails you new matches, so you spend less time on routine searching.

Your client

Running their own search shows them what's actually available at their budget, and they can send you the listings they like.

Market Watch & Center Pulse

Open →
You

Weekly trade-area updates: peer openings and closings, co-tenant move-ins and move-outs, new development, local events and demographic shifts. Useful for site-selection conversations and tour prep.

Your client

They understand the trade area before they commit, and they keep getting updates after they open.

Center Reviews

Open →
You

Anonymous reviews from current and former tenants: how management responds, how CAM is handled, what foot traffic is really like. Diligence that isn't in any listing.

Your client

They check a center themselves before signing, so the recommendation you make is one they already trust.

Leasing marketplace

Open →
You

Browse lease and sublease listings, including space posted directly by tenants that may not appear on the usual sites.

Your client

A place to post space they need to give back, such as a sublease or a store they've outgrown, for free.

Communities

Open →
Your client

Other retailers in the same center, neighborhood or industry. They share experiences and answer questions, anonymously if they prefer.

You

See what tenants in your market are actually worried about, and use it to anticipate objections.

Provider Directory

Open →
You

List your brokerage where retailers look for help. The directory has a Brokerage category.

Your client

Attorneys, contractors, signage, POS, insurance and more for the build-out, so they aren't calling you for every referral.

Lease Inspector for brokers

Brief your client in minutes, not hours.

When the landlord's draft comes back, upload it. ARI reads the whole document and gives you a prioritized list of the issues worth raising, written plainly enough to forward to your client.

  • Key issues, ranked: CAM caps, admin fees, audit rights, renewal options, escalations and more
  • Draft counter-proposal language you can edit and send
  • Each revised draft tracked as the lease goes back and forth
  • Forward documents by email, straight from your inbox

ARI does the first read; the judgment is still yours. It isn't a lawyer, so for legal questions your client should still consult an attorney.

Key issues: draft lease v2Example

No cap on controllable CAM

Ask for a 5% annual cap on controllable expenses, non-cumulative.

Personal guarantee has no burn-off

Propose the guarantee drop off after 24 months with no default.

15% admin fee on CAM

Above what's typical. Counter at 10%, excluding taxes and insurance.

Audit rights not stated

Add the right to audit CAM reconciliations within 12 months.

Illustrative example. Actual output depends on the lease.

Why tenant-first works for tenant reps

On the same side as your client.

Retail Tenants Together was built by a tenant, for tenants. We don't represent landlords, and we don't sit in the middle of your deals.

An informed tenant makes decisions faster, trusts good advice, and signs a lease they can live with. That's a better client for you and a better outcome for them.

Stronger Together

Every tenant who joins makes the community more useful: more center reviews, more answered questions, and a clearer picture of what's normal in each market. The brokers who send clients here help build that.

Community posts can be anonymous, and lease documents stay private to the account that uploaded them. We never show a tenant's name, suite, or numbers to anyone else.

Brokers ask

Does it cost my clients anything?

No. A free account includes Ask ARI, the community, Center Reviews, the provider directory, the leasing marketplace and Site Finder. Optional paid plans add more ARI capacity and document tools. See Plans.

Will RTT try to replace me?

No. We aren't a brokerage and don't represent anyone in a transaction. Our tools help tenants understand leasing, and when tenants want representation, the Provider Directory helps them find a broker.

Can I run Lease Inspector on a client's lease?

Yes. Upload the draft to your own account, or forward it by email, and you'll get a key-issues report and draft counter-proposal language. Get your client's permission before sharing their documents. ARI isn't a lawyer, so legal questions should still go to an attorney.

Can I run Site Finder for a client's requirement?

Yes. Describe the size, area, budget and must-haves in plain English, and ARI emails you new matches as it finds them. Your feedback on each result sharpens the search.

Will I know if a client signed up?

Not through RTT. Accounts and activity are private to each member. The best way to know is to ask your client what they've learned.
